I've lived in all 3 of the markets you mentioned and I will say, I'm enjoying my time here in San Antonio far more than the others! 

That's the main thing that I have learned through our chats there.You're right, I neglected to mention that I had put improvements into the home, but at the same time, that's relatively common.  

There are also more regulations in CA, if you want to stay there for your first property, which is another reason I mentioned looking in another state and thinking about long distance real estate investing. 

@Jess Azong like others have suggested on here and that you even mentioned yourself, I would definitely recommend reaching out to a CPA who has experience with real estate investing to best guide you.

Early investments into your business will include marketing, software, MLS dues, education/coaching/mentorship, gas/mileage/travel, taking potential clients out for lunch/coffee, etc.When you're not working at your PT job, focus your time an attention on the following:- everything @Dallas Sauer & @Hayden McDougal mentioned- Having conversations with 5-10 people everyday.

@Bill Sargeson If you do go with glass block make sure you put in a good exhaust fan like @Jeff Bridges mentioned or you'll end up with mold issues down the line.

So today I was talking to my mentor and we were considering different real estate strategies to expand my horizons.He mentioned mixed-use properties, which I honestly have never considered as an investment.

You might want to put an elastomeric water barrier paint on it but just wait to see what happens. 

I think someone else mentioned the trailer park close to there so I would suggest calculating lower rent in the beginning.
