The podcasts have taught me a lot of interesting ways of investing, and I hope to gain a more interactive learning experience through this forum. 

I am sold on keeping the property, I have a great interest rate, and was just listening to the radio and it mentioned that the Fed is raising rates. even at 10% I can cash flow positive, I am just missing the additional support element.

There is a certain element of risk in not really knowing the payment history of the current tenants.
