Has anyone had any experience successfully moving around an HOA that restricts construction improvements?

After purchasing, we have re-arranged some leases, and are working on improving the AirBnB Units in order to maximize Cash Flow.

I have been thinking about how I can improve my rental property portfolio consisting of 8 unit streams.

The best value with respect to cost is in higher end areas or where the land scaping can be significantly improved at a low cost.In most areas the improved landscaping will provide the better return, but probably not a great return.  

If you put 20% down vs 10% the numbers improve by about $500/month.  

There are other ways to invest - buying a property with owner financing, buying a fixer-upper with cash and living in it while making improvements and get a mortgage later, or pooling money with others.

His POV is that he’d rather have the cost of all the improvements built into the monthly mortgage payments than spend the time and credit card/debt to complete improvements on a fixer.
