I would house hack in a working class neighborhood and plan on holding for at least 10 years, flip in and out in 90 days or less ideally, or work as a realtor (or wholesaler, but realtor is better more realistic IMO) to earn while you learn without putting big capital at risk if you are really scared of the current market.

If the appraisal comes in below the purchase price, then you would need to make up the difference (thus his comment about 25% could become 30% to make it work).Also, the property needs to not have any health/safety issues, which is probably what he was really referring to.

I have scared off a bunch of dead beat tenants already by simply telling them my requirements and that I DO screen their credit and criminal history and I DO check their references.
