@Brian Burke I prefer to look at the now and the past what it has been with room to improve then if future rents and value goes up which it does if you can hold on long enough that's "cherry" To me you will have a little more room on your investment ex: bit more maintenance bigger cap ex came sooner then predicted you still have Room in your investment but that's just me

So yes, you saved on a portion of interest for the month but now you've delayed your project by a week and half and are paying interest on the money while it can't be used and is in limbo until 10/9.Other than saving on interest for the month, what would be your reasoning as to why you would want to close sooner?

Ps- a lot of banks said they could refinance sooner, but they would only allow us to pull out the purchase price, which kind of defeats the purpose, so we are just waiting.

Side note, this tenant has also just lost their Housing Voucher, so I have a feeling I may have to evict said tenant sooner or later because they no longer have the rent supplement.

There is a tree on the property that I want to take a picture of to show to some landscapers to get an estimate to fell it, but I am not sure if I also have to give notice to enter the yard and take pics of said tree.Also, the second unit should be vacating sooner than the the other unit and I wanted to know if I had to give the remaining tenants notice every time I stop by to look at this second unit and do repairs on it and have contractors look at it, or can i show up anytime I want so long as I am going to the vacant unit and not bugging the tenants about entering their unit which i wont, I will always give them notice if i need to enter their unit for any reason.I would also like to know where i can get a Lease that protects me as a landlord?

Go to about 5 or 6 open houses this coming weekend.....while you are there let it be known to the agents that you are currently in a VA Loan and you are looking for a lender that can convert it to a conventional loan and you want to use the VA loan again to buy a property sooner rather than later.I guarantee you that at least half of them will put you in touch with a lender by Monday (most likely the same day if you are at an open house on Saturday or Sunday) and then you can see who you feel most comfortable working with.
