Yes it was indicated on the lease contract that I will be responsible for the rent up to the duration of my lease but at least they should have informed me that the new tenant will move in on July 9th and so I could have stayed a little bit longer and enjoy the days of the rent that I will pay for and have done a graceful exit.Short version:Lease will expire on Aug 31st, I moved out June 30th.New tenant moved in July 9th, they have deducted 8 days to my security deposit.Do I have a legal claim here to get back my money?

@Tashago with what you know. your own hometown, or even your college town.these places you should have a feel for the neighborhoods. seen what is coming and what is going.however, FL and PHX have large populations of people who are about to expire. probate properties could be a steady niche.your degree, if you plan to use it for a career/job may determine a place to go. and you could learn from that.

On top of that we were called and notified the day of the listing's expiration, which wasn't mentioned when we went and viewed it.

So my QUESTION is if a year lease expired in June and neither party contacted one another about renewing a lease, does lease automatically become month to month.

if you signed a buyer broker agreement another agent would need permission to work with you The first agent would still be entitled to their fees until the contract expires 

Once you are pre-approved by your lender, it will expire after a certain period (60 days I believe).

That exemption has expired.

Hopefully you will have generated some foreign source income before the carry forward period expires.
