Hi Folks,  Last few years I just added up my general business expenses: education, technology, subscriptoins etc, divided by my number of Sched E houses and added an expense called General business expense onto EACH house.I never liked that tactic.  

Been reading and listening for about a week now trying to gain as much education as I can to make an initial investment.  

He heads a workshop called Smart Start Real Estate Investing, which is aimed towards educating and getting beginners started.

I have not found an end buyer who wasn't okay with this is explain properly by your educated real estate attorney. 

@Rob: We are about to sell our second flip, and already created the LLC after some advice from our friend who is a tax advisor and accountant.

Notes are an area that experience alone will NOT teach you what you should know, especially if you start learning from another under educated investor/dealer who spends all their time trying to pull deals.

Ignorance is not bad, but refusing to educate yourself is.

Brokers, law firms, accountants, advisors: they should have a proven track record of professionalism, knowledge, experience and network.

I'd suggest having her sign a disclosure of your intent to obtain a license and your RE education toward that goal, not required but a good idea. :)
