I would definitely try to get a heloc, but most banks lend .75 to .80 of market value less outstanding loan.

Michael,Market's definition is dependent upon the population size in general, but you should also look at the supporting factors such as the infrastructure, job market, etc...

One fabricator told me installed price for a new undermount sink would be $275, another told me $250, so I think this is something I should definitely do.
