Unless she did serious damage, you probably can't justify keeping the entire amount.

Window screens should be present and operational, and should be free of any rips, tears and / or damage to the mesh portion of the screen.Heating units: should be dusted and access uncluttered, in compliance with local fire code.Hallways: should be clean and free of hazards.Stairwells: should be clean and uncluttered.Laundry areas: should be clean and neat.

I have wallpaper that removes super easy that doesn’t damage the wall when removed, but does leave some glue residue that makes the surface rough.

If you want to make sure they're done, do them yourself.....I like the 'bonding' concept as well.... this visit will also give you a chance to check for small leaks under sinks, any damage caused by tenant, go up and check out the roof penetrations, check around the siding for a good seal at openings, Etc, Etc....Go online and find a home inspector checklist, that will give you a rough guideline of things to look for....

About 5-7 block up from a pretty bad area.We've been in this house for 10 years and have re-done all wiring, plumbing, insulation, roof, siding, kitchen, bathroom, etc. 

Again, this is for outside protections, as a reputable syndicator will be moving all docs through their attorneys to make sure signature blocks are properly kept.Lastly, regarding finding good syndicators, I would encourage you to network and talk to as many people as possible.  

I could try lowering the price but I don't understand how my price is to high when apartments within four blocks are listed at 1800/1900 that haven't been renovated and the apartment I have listed has a new bathroom/kitchen and central ac/heat.
