My thoughts on the upside would be that with 5 units the building could be commercial.

The thing is, any building not financeable with a conforming residential note can be considered commercial.

You would probably want to check this with local commercial brokers and lenders though.

Having shown many tenant occupied properties, it is VERY difficult to gain access. 

You just have to know what you're doing and have the right access to deals and contacts on the ground.

Anything over 4 units and it becomes commercial.
