Ideally, you use bullnose tile along those edges, and you choose field tile for which bullnose is available.I am not a fan of this, but I also have seen this problem solved with wooden, painted moulding on the edge of the tile, outside of the shower door.

Whether the outstanding loan balance would be a distribution or a rollover could be a significant factor in how you choose to proceed.

I try to keep my places under market so I can choose my tenants.  

It is more about "who" you choose to allign yourself with. 

My strategy is to stay in my local area (I know it well and can self manage for now) and acquire 1 STR a year using cash and equity on each new home.My questions---Currently in escrow on a 2nd STR and in the midst of choosing financing.So far, I have a local lender offering a 30y fixed at 6% with 20% down. 

I compare this with a quick verbal or hand-written rundown of a cash sale.Since I am a real estate agent, I present both sides to the seller and let them choose what is best for their scenario.

Are you saying you have found a multifamily 2-4 unit building, that is within the confines of an HOA, AND the HOA is choosing to pay water/sewer/trash?

I am in a similar situation, so i am trying to choose a remote location to better leverage what cash we have and then i will be looking first into seller options or a combination of options
