Values will not climb for ever and when they turn there will be a lot of appreciation speculators wishing they had taken their pot of gold when they could.

Mike is a good guy i read his book and he belongs to my local reia he is very much looked up to and i can actually say i dont remember hearing anything bad about him cant say that about any other investor ive heard of i agree his website is hokey his course though i have not taken it i have been told it is a gold mine however i do have his investor books\ tenant tracking software and i use it everday or atleast anytime im doing my bookkeeping

Meanwhile a lot of the people who were born here lack that kind of motivation.One of my personal goals was to push myself and reach those same levels of motivation, the streets are indeed paved with gold in this country, unfortunately a lot of people can't see that.

If you're looking to flip, less desirable areas (ex: east of 50th st, or north of Dodge), may still be feasible.There is a BP podcast recently about finding deals, its gold.

If you can buy the land for cheap, I would hold it for a little bit and it'll strike gold when contractors buy it out.90% of that area is SFR there's only a few apt complex down by Herndon and Polk.
