After those three factors, tenants might focus on the number of bedrooms and bathrooms, the overall quality of the home and appliances, the available parking, and whether you have carpet or hardwoods.

Right now the house has 1 small bedroom and one bathroom.

Property has had $4000 for tenant make ready when I got it last year1 unit had new floors installed in the bathroom recently-around $1000Property is free and clearasking price is 30,000should i buy this one and do the numbers seem good enough? 

The rooming house shares bathrooms and doesn't have any kitchens (no open flames permitted).

The master bathroom was missing the toilet (the property manager was supposed to have this taken care of).

The other thing that sticks out is you only have one bathroom.

We tiled the bathrooms and kitchens, replaced two missing compressors, repainted and repaired various drywall and carpentry issues and refinished the hard wood floors that were under carpet when we bought the place and we fenced in the back yard.
