It's funny that it didn't occur to me to engage a real estate broker who would also oversee the work by the GC, since this property was previously under professional management by a broker/property manager.

Thanks @Gary Swank in particular.I've been away from Bigger Pockets for a few weeks (maybe longer I am committed to being better engaging the community) since I've been busy with a ton of things (horrible excuse), but I plan to be more active after we get this deal done.

I want to lay floors (hopefully myself) on top of the wood floors, to improve air quality and cleanliness - vinyl plank will be fine for my section 8 tenants.
