@Matt Anding While I do not have experience with what you're looking to accomplish, it appears that there needs to be the ability to have one key data point that is the same across all sources of information, possibly a parcel number.

My job isn't to make this their perfect dream house....if you start fixing every little item THEY see as a defect, the snowball will start rolling.....yes, these items appears small and easy....but it sets a precedent of fixing every small and petty item every time it comes up If you are getting "nasty emails", I would be even less willing to accommodate them...... and take the " I will gladly release you from the lease with no penalty in the next 30 days"..... otherwise STFU......

I had one where a Korean woman spoke perfect English during the first court appearance and the judge asked her if she understood English and needed a translator.

Don’t get swayed by their excuses, sob stories or even appearances.

Despite this fact, it appears that mom is there part time.Tenant was also kind enough to tell me that when I go to rent the place again, that I shouldn’t ask over $2800 a month.  ;-)  I am presently charging $3100, including pool service & landscaping/gardening.  

Right now, it appears I have to sit back and wait because our offer may be accepted.
