Looking at recent activity, there are a lot of properties for sale, almost none for rent, and a lot sales happened in 2017.

I do a drive-by and talk to the neighbors about how my properties are going about once a year or two, as I'm an out of state owner, and I did this last weekend. 

The primary requirement is at least one of the owners is required to be an active pilot.The the FAA Modernization and Reform Act of 2012 (https://www.faa.gov/airports/airport_compliance/re...) resulted in the laws being setup for these types of communities called "Through the fence". 

I am just spending the remaining months in NJ stacking the cash and my plan would be to wait tables nights and weekends and do commercial real estate during the day.

I also get to be home for nights and weekends while sales agents are out showing houses.The key is putting the proper systems in place to reduce the amount of thought/effort to deal with a problem.

I would like to do as much management myself as possible as I go to my parents on the weekends at least 2 or more times a month. 

I've joined a few REIAs and am actively looking for who in the group is doing the most deals and how I can be of service to them. 

Good question Sean, I actively try to sell to my tenants and select tenants in large part based upon their interest in buying and credibility to do so.
