Re: extra income, when I was in that situation I picked up a weekend job babysitting.

I just finished it this weekend and  highly recommend it. 

I was introduced over the weekend to a property that is in a desirable area going to auction in now 4 days.  

Maybe lunch at Jackson's Richland on a weekend?

I would put inspection periodically with 24hr notice.Also rent due the 1st is good but I would give a few days that way if the 1st falls on a weekend or holiday.

I'm planning on going up to Baltimore this weekend to take my own 'windshield tour' of some neighborhoods myself!

After thinking about RE for years and attending a Fortune Builders event this past weekend I've decided it's time to stop thinking and start doing.  

I don't know if I'm really looking for an answer, advice, or just getting something off my chest.To make this quick, I will be complete with my very first property this weekend.

A couple of weekends ago we went out and drove a few neighborhoods, took down a few property addresses (I guess it was about 20 over the course of two or three drives over 7 days).Yesterday (YESTERDAY!)

What I'm saying is your goal is kind of like "I want to win the NYC marathon" but you'd have a lot more success competing in the local 5K races every single weekend.
