I don't know why any owners still carry the ring of keys around in this day in age.

On a map draw 3 rings around the property at a one-mile, three-miles, and five-mile radius.Typically 80% of the potential renters seem to come from ring 1, the rest from the other rings.As an owner, you should know the demographic makeup within each of these rings. 

@Chris Clothier Would Memphis proper be everything inside the 40 and 240 highway ring and MSA is everything outside the ring?  

There’s good points and opinions on both sides of this discussion.Just here to remind everyone we’re on the same team and this is a family, let’s not make it a blood bath and ego centric “I told you so’s and callouts”.You’re not ring if your buying and you’re not wrong if you’re waiting.

In Seattle's outer ring neighborhoods (like where I am now) there are somewhat newer homes (mid century-80's typically) on larger lots,  but more commute effort is needed if going downtown.   

I left them up.Some of my signs stay in some locations for 5 – 6 weeks at a time so taking them down just doesn’t really make sense to me especially since there is no consequence for leaving them there.Unlike @Seth Teel, I have had tremendous success generating revenue from bandit sign marketing and always have and always will recommend it to wholesalers as a tool to get the phone ringing.
