During this time, either party can walk away with NO PENALTY because there is no money exchanged.

Figure out what they need and how you can help in exchange maybe you can shadow them or ask them questions about their deals. 

I am considering selling this property and 1031 exchanging it for properties out of state.

I am willing to do tasks that you'd prefer not to do in exchange for some first hand knowledge.

People die, divorces happen, kids from another state inherit property they don't care about, people have time limits on their 1031 exchanges, people win the lottery, etc....I would call every agent you can find and say "hey, I'm ready to buy x....if you find x or anything similar to x...I'm ready to pull the trigger"

I know that in the State of South Carolina, if somebody occupies your home for at least one night, money is exchanged, and they bring belongings into the house, they are legally considered tenants.

I am literally swapping a multifamily property for someone else's multifamily property, and we both want to be covered by a 1031 exchange.  

I've been here for last 3 days finding some apartments to exchange into.
