Keeps your travels short, and management easy because it's an area you now know. 

I wouldn't want to sell these homes anytime soon just because a small part of me thinks maybe my mom might change her mind and want to leave in it again when she can't travel. ( yes I'm a mama's boy ) I agree with it being a challenge that I leave 9 hours away from where I own these properties and maybe if you all understand "MY WHY" it will make more sense.I make about 90k a year.

I have a job that requires constant travel but have recently gained custody of my son.

As an invited guest and did not pay other than my travel to and my hotel room etc.

Been busy searching and traveling for our second rental.

@Jay Hinrichs  It is true, he would give that 1/2% back on the travel, but the travel to Memphis would be an eye opening experience in that John would find out that Memphis BBQ is better then Carolina BBQ. :)That is worth a 1/2%.

If you're willing to travel, what about other markets around you?

I'm an avid world traveler, and I'm always working towards that next adventure whenever I'm back home.  

I normally have at least two properties in contract so that it's worth my travel time.

People wanted me to consult for opening of the businesses etc. but I didn't want to travel around and do that all the time.
