Hey @Jay Decker,I have three rentals (two are out-of-state in the Ohio, and the other in Spokane).

I need help deciding if I should keep my primary residence and rent it out or sell it and then move into a new one, I have already done a cash out refi of 60k if we rent it we would get 150-250/ month profit not counting cap ex and if we sold we could get 5k-20k property is worth 250-280 ARV , the property has brand new roof hvac and hardwood floors with in the last year or two we will also be using va loan to buy. ps my wife wants to sell and I want to rent it out 

If not, that's on you.I would've paid him a more fair amount and got a soft & firm estimation on completion, and priced him to do it on the quicker of the two with no workmanship issues.

Values have definitely gone up but the rental market has not quite caught up.But yes, at 5% down, my margin is tiny.

I have one right now that for various reasons has been going on for about two years. 

The thought was for the first 10 lines to be filled out for two deals side by side to show which investment was most suitable and the return throughout the deal.

Generally speaking, the more doors you can afford, the better the opportunity.

Even if they do, you have proof the house is yours and you are occupying it with keys to the door, so the police won't have the authority to evict you.
