If I have a Special warranty deed can I or should I convert to regular tax deed?

i cover pest control and lawn care on my stuff. keeps down on issues and i know the place looks good. for my student rentals i also build in a quarterly cleaning fee where my cleaning lady comes through and does a deep clean. extra eyes on stuff and parents happily pay it to ensure their kids have a solid spot. pass through cost for me and well worth it. 

As an EMD lender myself often there are late fees baked in to the agreement which mitigates the loss of return if the deal runs long. 

Great question 1)  tenant is a serial killer (or similar 2) tenant is psycho and tries to sue me personally thinking I may settle and avoid litigation fees.

I'm just making about $250 net each month off of $1900/month rent (about $1,450 total for mortgage, insurance, taxes, etc.) , but appreciation has helped, the tenant is great, I have a property manager.

I assume it wasn’t your primary home 2 of the last 5 years to avoid the taxes as you say you live out of state. 

@Logan Kannes, if that LLC is also taxed as a sole proprietor then it is what is called a "disregarded entity".
