My guy will be doing the same.Year 3 we plan to make the move together and build (my guy works for a builder so huge discount there)After year 3 and we are settled and married and living in our home and we would have our duplexes we would love to continue into flipping, or BRRRR maybe one per year….

Hello,  I ran across a conversion strategy where an annuity company would add a significant cash bonus to my IRA conversion account to cover the conversion taxes so my conversion is tax free to me (well some what).  

SO many people here with opinions that know nothing about Detroit.

@Calvin RappardThe existing leases you inherit are binding so there's no need to modify that to have your name on it.

But you could see the distinct advantage I had it was huge.I feel sorry for folks doing this in PA and other states that are so antiquated..  

Long story short, so now I will be back to square one where I will be renting without owning any properties.  

So even popular rent estimate tools seem a little inflated unless you're outpeforming the competition with what youre offering.
