I picked name for my LLC and someone else have it can somebody help me with name that have same meaning, The name I picked is Niche properties LLC, I thought about dropping the E in niche and called Nich properties llc,May somebody help me with name issues I have.thank youkevin 

For two small duplexes, it seems the juice is not worth the squeeze.

They seem to rent quickly and fly off the shelf so we will keep this color trend and material combo until the market tell us something different. 

Loan financing should not be a problem as I have a stellar credit rating, stable career and very low income to debt ratio. 

Cash flow is important because it provides stable income in markets such as the one we are currently dealing with.

In my opinion as a CPA, I would think we'd each report the rental property income and expenses under schedule E of our form 1040s, and potentially file a $0 form 1065 for the LLC. 

I have found stable tenants for the last four years.

The juice isn't worth the squeeze for the real players with the capital sitting around.

If you are S/E ( self employed ) for example you can always ADD back Deprecation/Amortization from your tax returns, in some cases you can ADD back 1 time expenses.  1 time expenses can be; purchased a company car, equipment, did a 1 time upgrade to your office and the list can go on.
