Your post reminded me of the BiggerPockets Podcast show 124 where they interviewed Jared Sturm who bought his first property at age 18.

As @Jay Hinrichs pointed out, the sky didn't fall, it wasn't the apocalypse, and I might remind that at same time there was nuclear attack drills at all schools because same time we were knee deep into the cold war.

I agree with a lot of your points, but I also want to remind you that most of South LA is under rent control, which limits your ability to raise rents or change tenants.

I've put in close to $30k on a new boiler, roof work and other renovations.Yes, I realize that I screwed up in my due diligence, I don't need to be reminded of that ;)

Feel your frustration & it reminds me of the total rehab we did on our Lake house.
