A lot of forum members are very knowledgeable in their respective fields related to real estate investing, whether that is real estate sales, wholesaling, flipping, rentals, lending, self-directed IRA and Solo 401k investing, or tax and legal guidance.

My day is full of these little 5-10 minute gaps where I can't get back to work on something until someone else finishes their part and passes it back to me. 5-10 minutes isn't really enough time to get to work on a different file, but it is enough to read a BP thread and reply to it, and it keeps me in work-related mental place, unlike say facebook or youtube. 

They are the gatekeepers to all assets relating to electrical,plumbing,roofing, and contractors in general.Property managers vet a lot of professionals.Hope that helps.

There are opportunities to house hack just outside of the city or in the Bronx, where you can still find affordable (relatively speaking) housing - jsut with a bit of an extra commute.Thanks for the tip on calling banks and credit unions - will do this.

Yeah I have a few whole salers that are interested in doing a JV with me, they mentioned that they are relatively new as well but have done JV or a few deals on their own.

And if your business is losing money in real life - what's the point of the related tax savings?

@Darrell Bratton HUD, like most gov’t related reo’s have an initial period where only owner occupants can offer, the first 21 days I believe.
