Maybe I can run it as a public parking lot for a while until I get comfortable on the learning curve and build a trustworthy network of local people who can do the jobs required (architect, engineer, GC, builders, etc.).I figure that the parking lot business will take very small investment upfront and will generate some cash to cover annual property tax and then some.

Same with a rental- all costs needed to make it ready for it's use are part of the cost. https://www.irs.gov/publications/p551The deminimus pertains to a business costs but the business isn't open/ asset isn't in service with a rental until it's ready and available.

They also need to be fully  insured.If you own in your own name, remember that even fully insured, once litigation is brought, the discovery process will make your ENTIRE ESTATE public knowledge - the "vultures" WILL descend!

I send an error report to the tech support and they aren't responsive at all.It is good for pulling up some info on properties, a lot you can get for free from public records...when it worksI think they take advantage of people that don't use the software much and just pay for the monthly fee on autopay.... they def need to make the tech more user friendly, but same goes for a lot of things in this industry like how outdated MLS software is as wellA lot of the stuff is free on public records

Frequently, there's just not enough data available, so I slowly increase the search radius and time frame.I spreadsheet my comps, with columns for beds, baths, square feet, lot size, basement type, septic (public / private), garage, days on market, REO or Short sale, condition, sale price, $/sq ft.In general, I try to get the same style home, but at least comp 2 story homes with other 2 story homes, ranches with other single story homes, etc.I also throw out any comps that are either inexplicably low or high prices.I include 3 sections in my comps - the subject property, sold properties and thos currently on the market (your competition).I've attached on that I just did on an exceptionally hard property.
