Best books I would recommend are Millionaire Real Estate Agent by Gary Keller to understand how the business works and Real Estate Prospecting by Tristan Ahumada on how to market.I just saw a post on my feed about an 18 year old agent closing their first deal.

I actually deleted the end of my post about the potential of filing a frivolous claim and facing sanctions and/or discipline, then having client sued and later facing a malpractice claim... but lol yes you and I are on the same page.

@Jeff Anderson I had a property that the entire time I owned it the USPS would not let me put up a post box because it was too close to the post office.

After closing is a post-verification process. 

San Jose was like this I believe in 2003-2005 right post tech bubble burst.

I already contacted the post office and they said just put their names on the outside of the mailbox, which is not working
