Sure, there are some advantages (MLS access, acting as your own agent) to holding a license but there are disadvantages as well (you're held to a different legal standard in deals).  

If you find a green agent, you can use the standard weasel clauses to fool both him and the seller.

I have a few friends and relatives in mind that I'd like to present this opportunity to but want to have a good business plan prior to meeting with them.

Anyways so I called the LA yesterday and he is still telling me two months, so I say to him when the attorney says yes, we will all meet and sign, so I can get them at the table face to face and sign that  night,  So I am being aggressive without contracts on mine. 

I would appreciate if I could meet someone who knows about investing in South Florida.
