I've always found land to be a simpler business model overall with fewer moving pieces, but there are still plenty of challenges and obstacles to overcome.

Think long-term when presented with short term obstacles.

Be flexible and think long term when faces with obstacles and negotiations.

After an afternoon where we had been fixing and replacing items in her unit she came home and claimed we left her front door wide open.  

At the same time we have sales exceeding starts so as already mentioned in here the inventory is very thin.

But as you challenge yourself and overcome obstacles your mindset begins to shift, with every challenge you overcome the more confidence you gain, until soon you have the confidence to take on anything. 

I'm looking to connect with local investors and agents to help with the obstacles that come from investment in rural areas.

(Finance guys, chime in here if I'm off in my assessment)I haven't been able to convince myself to take that kind of hit yet even though I can get 100%+ ROIs on my BRRRRs. 

The biggest obstacle for me is that I am not exactly sure how to get market cap rates for a certain area as there is no data on sold apartment complexes that I can find, along with not having the funds and not knowing enough to bring a deal to someone who can provide the funds.
