There's debate about this but personally, I think buying in an LLC makes more sense for liability reasons IF you plan on buying more than just one and UNLESS you plan on getting financing from either FHA (you have to live in a unit, but can buy up to a fourplex) or one of the 10 Fannie Mae investments loans individuals can get that have to be in their name.

I would first recommend trying to get seller/owner financing if you can and if you believe that your neighbor is a trustworthy individual because that way you can convince them that they will continue to receive a steady income while not having to hassle with the maintenance and management of the property.

Five and up you're in commercial territory with higher rates, shorter terms.Also, I owned condo rentals, and the HOA provide several laundry rooms in the complex, and they forbid washers in individual units.
