Here are the facts of what I’m dealing with: I’ve found a duplex and single family all in the same deal for less than 55k.

- Walls need repainted.

One is a duplex, so we are looking at three kitchen upgrades right now (four if  you include the fire rehab). 

If curious for the logic, it's based on what Wall Street is doing.

He said I have 3 options:1) Remove and replace the walls that have the peeling paint.2) Cover the existing walls with drywall (or some other building material) to enclose the peeling paint.3) Scrape and paint.My contractor is lead based paint certified, so we are going with scrape and paint.

I do own two duplexes and a five plex.  

I don’t personally think rent roll is necessary on a duplex especially when the owner was living on one side.

Our first property is a Duplex brought in Columbus, Ohio back in 2011/12 and our second one was brought in Darby, PA two years after.

They bring in multiple people such as an inspector, police, etc. and provide local contacts to answer any questions you may have for Milwaukee.We purchased our owner occupied duplex almost 2 years ago and are now looking to get our second multi-family home.

I know you said without buying another property, but especially if you live near by what about considering a duplex so she could live in one side and have a tenant in the other side to defray her "rent" costs?
