Seems like a reasonable place to go bargain hunting.

IN my jurisdiction I would gladly boot or tow a vehicle as opposed to going the paper route as I  feel it would place me more in control and less at the mercy of our landlord tenant resolution process.

We need to go by the house today anyways so I'll text and see if they're home and we'll have a face to face.

I flew up for a few days and met a couple of agents, and actually walked the property I'm in escrow on although I didn't get to go in, because it was pending at the time.

They require both an appraisal and and inspector to go through before close and underwrite super conservative on the ARV. 

This won't cost you same charges it just another trip for appriser to go in and check if that fix or not.

You can leverage later to go after big money.

It's not my cup of tea, but I'm sure certain people do great with it.There are a lot of upcoming areas in Philly that I think will be safer and easier to start with... then you can always decide where to go from there.
