The next problem I’ve encountered is that  many of property managers may not even know the difference between a hammer and a Phillips screwdriver.

So, often enough the LLCs are not registered if they just own property rather than manage or something more involved.

The new construction is definitely something to think about.

Do you intend to manage the assisted  living yourself, do you intend to hire management, or do you intend to master lease to an established assisted living management company? 

After speaking with our banker, a title company, my accountant, legal, and others, it was determined that the insurance companies are not fond of rental owning companies doing more than just owning and managing rental properties due to liability risks. 

Wait til we start talking about management software and call centers!
