hello everyone,here is the deal there's a person selling 2 apartment buildings totaling 25 unit at an asking price of 425k a piece. my only experience has been purchasing properties cash or with a 30% down payment commercial loan. my insurance agent happens to know these people and suggested a land contract.

Bottom line I could not have done it without my partners and the ability to borrow 10 plus million from my commercial bank for SPEC construction loans..  

I would not be able to carry the investment solely with my own finances (hence the partner), so it seems the bank would refuse to lend to me on that basis.Are partnership investments simply limited to commercial loans only? 

The LLC's are just to contain and limit access to only that group of properties in the event of attack/lawsuits - rather than attack the C-Corp directly.With a C-Corp, there is minimal witholding tax per the Canada/US tax treaty.  5% against dividends to individuals, 15% to corporations. 

Some even accross the street going for $500k, since they are right on the water (my lot wouldn't have direct access to the water)Thanks for your feedback
