Going the traditional route when it comes showing first time home buyers a house to purchase isn't for me.

I was going to wholesale this, but two of my buyers weren't interested because they would need to wait 8 months to do the work and cash out.

@Dovid Staples there were three RE agents representing both buyer and seller and I can point you towards their names if you would like, then you just have to look them up on realtor.com, zillow or the licensing website

We are fortunate enough to have some cash buyers that purchase rehab and refinance after stabilization and repeat.I agree though there are plenty of properties out there being bought with rose colored glasses that may never make a decent return.

I’m in the middle of my first wholesale right now, and a member of the REIA gave me my end buyer in literally one easy phone call.

Second, it is very possible to be an all cash buyer but don't let the word "debt" scare you (I am a big fan of Dave Ramsey as well).

I purchased my first property about 10 months ago when the market was more buyer friendly.

My goal is to network and build with as many buyers as possible.
