Agents that are very used to work with Overseas Investors and that are very pro active and would like to be successful and they are open to various investment strategies. 

I usually take a few deep breaths, hold it, go in, open a window and put a fan in the window blowing outside air in.

Unfortunately since you have no contract you just have to back burner these deals until something changes -- an estate being opened, foreclosure action, listing, more.

They have a branch in Springville which is Erie County and I do have friends who have mortgages there and hold property in Springville so I would think they would be very open to deals in southern Erie.

That being said- If your current accountant is open to being in communication and working as a team with a REI accountant that would definitely help things!
