You could volunteer at a brokerage and cold call all day, go door knocking and find motivated sellers, help agents with appointments and scheduling and attend open houses.

I never send mailers, or cold calling.

Might be something for you to consider since most people are online and it's a relatively simple way of getting leads, versus cold calling endless lists.

So many people  want to virtually wholesale, I hope its not cold calling lists.

Also, there is no way to tell if the estates own any real estate from the list they gave me.The best solution I've thought of to working around these restrictions is as follows: Have a VA go through the entire list one by one, enter the name of the person the estate is under into truepeoplesearch.com, find their most recent address, then go to the county site to see if they own that property (or if it's been transferred to their estate), and if they do, cold call/SMS/direct mail the list in hopes that we will somehow get lucky and get in contact with the executor of the estate.I'd love to hear if anybody has any feedback on that idea, or if there is anything else I can do to make it easier to market directly to the executors of the estates.
