And if the report has issues you can see if your seller with A) Repair or B) give credits/agree on an even lower price for the property.Realtors don't typically find me deals - I find the deals, run the numbers, etc.

The cash flow after that point would be great and the whole property (minus a few repairs) is paid for by tenants.I have a day job that I enjoy and I have other cash flowing properties already that more than make up for one that doesn't.

The PM was never prompt on payments to us, so we never knew if the tenant was late or not, we never got statements.
