Being in the area and getting the same letters from City interns every summer, my lease says tenant is responsible for paying fines imposed by the city for any violation that is tenants responsibility. 

I'm attempting to keep some interior character and ad character back to the outside.

Some of the rehab was done by us, like interior and exterior paint, and the installation of the doors , it was a great experience and the beginning of our real estate career as investors.

But another option is to add that sq footage to the main home via internal staircase, which should add value directly to the main home. 

House rents as is but interior could be brought up-to-date with a little TLC.

I have an international Hedge Fund I may be working with once Ido my due diligence on them.

@Frank Geiger the interior will be typical 2x4 construction and i will be spray foaming the floors, walls and ceiling.

Just curious to see the perspective from an international investor on the types of things you are looking for in a market when potentially investing from afar. 

@Hamza Qureshi main drivers include international student population, immigration (India, China, Syria, Bangladesh, etc), two major bridge construction projects (7-8 years of construction and Billions of dollars), revitalization of Detroit, low housing prices, construction, major infrastructure upgrades, and more. 

I plan to rehab the interiors of these units to fit in with their nearby counterpart SFH's.
