The great aspect for me is that there would be no land cost basis and I would get the experience managing the flip (I have never done a flip yet).I believe there is definitely potential in this deal but the issue is that I do not own the lot. 1) Is there a way for me to get financing on such a deal (hard cost around 500 k) say if I had a JV agreement with him but did not own the lot?

I think he doesn't like the guys that do the work for me, because he demanded, that i tell him that whoever that comes to his house needs to be license and bonded because he pays premium rent.

Our two options are to 1) purchase Real estate - perhaps a duplex or more and continue to work which would be a negative for me., or 2) purchase a business, more specifically a restaurant; I have a long experience in restaurants and hotels, in order to more than make up for our income.
