It helps having a year builders warranty to get any imperfections fixed, and then all of the appliance warranties.

For example, when I scheduled an appliance repair, I don't want to have to go searching for a photo of the appliance to read what model it is or hunting in a physical file to find the receipt.

A capex budget should include roof 25 year life span, floors 10 year life span, appliances 12 year life span, hvac 20 year life span, hot water heater 12 year life span, bath and kitchen remodel 20 year life span, etc.

It is also important to pay attention to comparable within the same subdivision and any differences with upgrades such as new appliances, floor, paint etc... 

So modernizing countertops with granite, painting or replacing cabinets and putting on brushed nickel hardware, stainless steel appliances, etc.Throughout the rest of the property, be sure that you are making it as appealing as possible to your target buyer and not yourself.
