And this is my first time renting to a tenant with an ESA. 

I'm considering SFH or Condo or townhouse to start with targeting local college/schools.

I'm working with a seller, he's disabled and the tenants stopped paying rent 2 years ago.

Since the lease was with both then you need to make the check out to both, to do otherwise would be making a legal determination which is what the domestic court is for, and where they can take their issue to resolve. 

I signed a year lease with the tenant already and the management suggested that i extend the lease to a two year.

I'm getting good results for our clients with postcards and some paid ads, but I'm looking at implementing cold email and cold calling as well.Any good companies to buy lists from?
