Most people like a local number makes them feel all warm and fuzzy to talk to someone close.

I use these to warm up the sellers to a Sub2 idea when they are motivated but I don't want to risk losing it trying to explain something they don't understand w/out first seeing on a piece of paper the numbers involved in a simple easy to read format.....It's worked great in the past.

It's 54 degrees there today so bring warm casual clothing, work boots, rubber boots.

BTW you want to have very good strategy skills to data mine and figure out what will be the next hot market that currently is only warm, buy when warm, so you enjoy great rental demand and appreciation.

Our tenant is great and the market here has been pretty soft, but I'm hopeful the spring will warm up.
