One feature I really liked is the application to e-lease option which basically automates the lease and move-in sheet once you get your tenants application based on the forms they fill out.

Is there a particular type of investment you are looking for; Buy & hold, invest then refi and cash out, small value add opportunity, or turn key stable investments with less risk and lower rates? 

Someone slips and falls on your property, they're going to come after you, the property manager, and anyone else they possibly can to see how much juice they can squeeze. 

Lenders will typically want to see two years of stable income before they lend to you, so you have time to get things in order before starting.

If you want a software program off the shelf that will generate pages and pages of data then buy a software program for this.

The "contact or help" e-mail button sends an email to a address that does not exist, so it kicks back all emails.
