I own a condo in San Diego that has two tenants who meet my rental requirements together but not separately. 

Do some research on the competitors in the area to see what they provide and what you can offer that separates you from the competition.A solid cleaning crew and a reliable handyman are the lifeblood of your business, so spend time finding the right people for these roles.Also look into pricing tools like beyond pricing or wheelhouse.

You can operate under your name or form a separate LLC/CORP strictly for the STR (do an S corp Election ie: consult with your CPA/attorney) See which avenue suits your need and please get STR insurance endorsements.

We’d like to hold onto it as a rental and buy another SFH as our primary with an already-built separate ADU.

You either have to have a way of keeping them separate, or including them in the rent. 

Some of the other items, such as interior trim and interior painting we can handle separately.
