This is one of my favorite features of Bigger Pockets especially for asking specific questions.

I have spent a LOT OF MONEY on seminars, books, CDs, courses, boot camps, and coaching.

I use Erentpayments.com costs $3 per transaction but has some nice features for landlords, partial payments, automatic Late fees, separate or same bank account for different houses, auto withdraw, email notifications, etc.   

I've read a lot of info, watched a lot of video, been to several seminars,  but I'm not really able to translate all this info from theory to practice yet.

Also, when you get some viewings, I started to ask prospects what they thought of the property and the price and you might be able to see if there's a better price point or feature that would make them want to go with your place.

I would probably set up criteria in your MLS on specific features that you're looking for in these multi-unit properties.  

I'm putting about 15k into the place to make it rent ready and upgrade some features (like kitchens and baths) to add value for when I refi out the equity in a few months.
