I use the foreclosure list and the only narrowing down I do is keep the price range where I like it to be.

We also remodel all the rooms with water proof rigid core flooring, install kitchenettes with 110 electric cooktops, range hoods, and a mini fridge.

I imagine somewhere in the 35-40% range, but don't quote me on that.  

There are a range of options they could choose from, if they wanted.They could require that it be brought current.They could require 24 months of on-time payments post-deferment.They could raise your rate. 

I see various Ads for range of interest rates regarding refinancing .how much closing cost and fee differs between no name lender VS big lenders like chase, well Fargo, BOA etc ?

I saw this home being offered for $67k in a neighborhood where comps ranged from $90-150k.

Which is why I think people give it a range because some years are better than others.

As you practice and analyze deals, get an idea on what the rent ranges are like in the class A/B/C/D. 

Price range from 191,800 - 309,000.

About 1/2 of my rentals are in between Lubbock and Amarillo and I have zero issues keeping them occupied.  30K is a steep remodel in that price range.
