Thanks John, I have thought about a conventional refinance, but the broker I usually use said he could not do the deal because I bought it through an llc (he can only do loans with individuals).

Then if you have a better use for the 3rd unit when at full capacity they you can look to remover them.Curious - whey loan product are you using for a owner occupant that needs a gut job? 

Personally, Integrity, Track record, Conservative culture, and Interests alignment are key when selecting a firm to invest with.You NEED to feel great about investing with a certain company, you need to feel that you can actually trust them and sleep well at night knowing that not only do you believe in the product you invested in, but the people behind it.

However, LLCs aren't independent because, for tax purposes, the net income flows thru to your individual tax purposes.

Hello group I'm getting started on this new endeavor and need some advice on the best way to find motivated seller lots of ppl say to market myself and yes I'm going to do that...

These are all questions that I need to answer and account for before I start trying to predict what is going to happen to the market.Lastly, the individuals giving you advice probably have their entire life savings tied up in the stock market.

Also, as each of these containers needs to be shipped in individually (one per truck) that unless you're going to a local or regional supplier, the transportation costs will be substantial.I hope this helps.Scott
