There are historic homes here that won't be on the market a week and they will sell at a premium with able buyers.

To calculate your cash flow:Take your monthly rent, subtract your monthly loan payment on the property, subtract 1/12 of your annual property taxes, subtract 1/12 of your annual insurance premium, subtract any HOA fees.

New buildings usually take a premium to acquire over older buildings, but they will likely lose their luster quickly to even newer construction.

Now they located a premium location and have to jump at it before it's gone and cannot wait until the end of their lease to expire.

I've seen these all over the place, depending on the comps chosen, weight on adjustments, and internal bank scrutiny (sometimes they will actually send it back to the appraiser for edits.)

When someone calls with a question not answered by the ad I usually edit the ad to include that information.
